{"id":6250,"date":"2022-11-24T21:32:55","date_gmt":"2022-11-24T19:32:55","guid":{"rendered":"https:\/\/ms-advocats.com\/?p=6250"},"modified":"2022-12-08T11:55:33","modified_gmt":"2022-12-08T09:55:33","slug":"prestamo-hipotecario","status":"publish","type":"post","link":"https:\/\/ms-advocats.com\/en\/prestamo-hipotecario\/","title":{"rendered":"Mortgage loan"},"content":{"rendered":"<h2 class=\"txt-chapeau\">Measures to alleviate the rise in interest rates for the financing of primary residences are approved.<\/h2>\n<h1 class=\"txt-chapeau\"><img decoding=\"async\" class=\"img-responsive\" src=\"https:\/\/repository.clientlink.es\/repository\/common\/images\/shutterstock1470589598.jpg?893\" alt=\"Pr\u00e9stamo hipotecario\" title=\"\"><\/h1>\n<div class=\"row\">\n<div class=\"newsreel\">\n<p>Approval of Royal Decree-Law 19\/2022 which, on a transitional basis, with a duration of 24 months, establishes a new code of good practices for the adoption of urgent measures for mortgage debtors at risk of vulnerability.<\/p>\n<p>Credit institutions and other entities or individuals who, on a professional basis, carry out the activity of granting mortgage loans or credits may voluntarily adhere to this code.<\/p>\n<p>The measures are applicable to natural persons who are holders of loans or credits secured by real estate mortgages that meet the following characteristics:<\/p>\n<p>&#8211; They relate to the debtor&#8217;s or the non-debtor mortgagor&#8217;s habitual residence.<\/p>\n<p>&#8211; The acquisition price does not exceed 300,000 euros.<\/p>\n<p>&#8211; They must be constituted up to 31-12-22.<\/p>\n<p>The applicable measures, which will be developed by Agreement of the Council of Ministers, may consist of, among others, the following:<\/p>\n<p>&#8211; The extension of repayment periods.<\/p>\n<p>&#8211; The establishment of temporary fixed instalments.<\/p>\n<p>&#8211; A special regime for the applicable interest rate.<\/p>\n<p>&#8211; The presentation of offers for the conversion of fixed-rate loans.<\/p>\n<p>In addition, some amendments are introduced, among other adjacent regulations, on the protection of mortgagors without resources, subrogation and modification of mortgage loans and real estate credit contracts.<\/p>\n<p><em>Our professionals are at your disposal to solve any doubts you may have in this regard and to help you with the procedures that may be relevant.<\/em><\/p>\n<\/div>\n<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Measures to alleviate the rise in interest rates for the financing of primary residences are approved.
